LOCAL AREA INFORMATION FOR THE COSTA CALIDA IN SPAIN

The Costa Calida (warm coast) is situated in the South Eastern corner of Spain within the region of Murcia. The picturesque coastline stretches for 170 km from La Manga in the North to Aguilas in the South. The beautiful setting of the Murcian coastline attracts sun worshippers and enthusiasts of all things nautical but also by exploring a few kilometers inland you will discover the stunning nature reserves, breathtaking landscape and towns and cities steeped in history.

The region benefits from the mild Mediterranean climate and has at least 315 days of sunshine, that´s an amazing 2,800 hours of sun each year with hot summers and extremely mild winters, perfect conditions for both summer holidays and escaping the cold winter conditions in Northern Europe.

One of the largest resorts in the Costa Calida is La Manga

One of the largest resorts in the area is La Manga which houses a five star golf resort. There are numerous developments and further planning for more golf courses in the area. The area benefits from similar weather to its neighbouring Costa Blanca South and averages about twenty days per year rainfall.

With an ongoing investment of 1 billion Euros by the Spanish Government, the potential for "The Warm Coast" is tremendous. The region benefits from a high quality network of motorways, good access to airports with a new airport at Covera opening in 2006. The coastline and interior are unspoilt and are far less developed than in the neighbouring Costa Blanca.

Currently under construction, and new to Spain, are several "Floridian" style gated communities embracing every amenity a resident or holidaymaker could wish for; golf courses, shopping malls, restaurants, fitness centres, leisure areas, a multitude of swimming pools and a fully comprehensive service for permanent and temporary residents alike - from building and grounds maintenance to the serving of meals in your home! This is the future of residential development in Spain and the concept has proven highly successful both for residents and investors. One group of such developments has recently been named as one of the top ten investments in Spain (alongside all stocks, shares and other investment types available) by "Actualidad Econimica", Spain’s leading investment newspaper.

The famous "La Manga" resort and the unique lagoon of Mar Menor are at the heart of the Costa Calida. With quality developments in the area and low purchase prices, excellent capital growth can be expected together with buoyant rental income returns.
