INTRODUCTION TO LONG TERM RENTALS IN SPAIN

Renting a property on a long term let / rental is a great decision if you are planning to move over to Spain. Many people take a quick trip to Spain in order to buy a house, villa or apartment and it's only later that they find out that they where misinformed about the area and location. Buying property in Spain is such a huge commitment that renting first on a long term let or long term rental to try before you buy is so obvious, yet not enough people do it. Here in Spain there is a very large market for long term rental, far and above any holiday rentals that may be available. Long term are normally classed as 3, 6, 9 and 11 months, however they are all renewable.

There are three main areas that the long term marketplace falls into, these are as follows:

  • 1. Clients waiting for homes to be finished
    When purchasers plan to retire their plans are sometimes put on hold because of reasons beyond their control, namely the builder. When a date is put back the plans to move maybe so far advanced that a long term rental solution is required. OPI Rentals supply many of these clients and the rental can be from 3 months onwards.
  • 2. Clients that are new to the area
    A long term let / rental in Spain enables you to really feel what an area is like in different seasons. Some people like to come to areas that are totally new to them and are unsure if this is where they want to set up in life for the long term and hence the need to rent for at least 6 months to get a feel of the area and for them to decide if this is where they want to stay.   • 3. Clients for permanent renting
    Not everybody wants to own a home and not everyone has the financial capital to do so and in this example these are what OPI Rentals class as permanent tenants. We have found that these types of long term clients are retired people that do not want the hassle of owning and are quite happy for their pension to pay the rental.
